In San Francisco the list price is often a marketing strategy, not a statement of value. I read comparable sales, buyer demand and how a home is positioned, then tell you what it is actually worth to you. I spent more than a decade in multifamily real estate accounting, so the numbers side of a purchase is where I am most useful.
